Looking to Lower Your Home Loan Repayments?
More room in your monthly budget starts with understanding your options—and what each one costs over time.
If higher repayments are squeezing your budget, YML Finance can help you review your current rate, compare refinancing options and explore whether a different loan structure could suit your circumstances. Planning to buy? We can help you understand repayments before you commit.
Free initial consultation. No obligation. An enquiry is not a loan application, credit assessment or approval.
How Can I Lower My Home Loan Repayments?
Start by checking your current rate, loan balance and remaining term. Then compare four possible options:
- Ask your current lender for a rate review. A more competitive rate may reduce repayments without extending your loan.
- Compare refinancing. Check another loan’s rate, fees and features against your existing loan over the same remaining term.
- Consider a longer term. Some eligible borrowers may have access to terms up to 40 years. A longer term can lower monthly repayments but usually increases total interest.
- Ask about an interest-only period. This may reduce initial payments, subject to lender approval, but your balance does not reduce and repayments can rise afterwards.
The right option depends on your circumstances. Use the calculator below to compare the monthly difference, then speak with YML about availability, costs and suitability.

On 3 November 2026, the RBA increased its cash rate target by 0.25 percentage points to 4.85%. Your home loan rate is set by your lender; any change to your repayments depends on your loan and the lender’s decision. Read the RBA announcement.
A review can help you separate two goals: paying less each month and paying less overall. A longer term or an interest-only period may ease monthly cash flow while increasing the total cost of the loan. We explain both sides before you decide.
Four options worth comparing
1. Review your current interest rate
Ask whether your existing lender can offer a more competitive rate or a better-suited product. A rate reduction may lower your required repayments without restarting the loan term.
Check fees, features and the lender’s revised repayment schedule. A lower interest charge does not always automatically change the amount being debited.
2. Compare refinancing
Another lender may offer a different rate, fees or features. Compare the new loan over your remaining term first, so you can see whether the benefit comes from the rate or from taking longer to repay.
Allow for discharge, application and ongoing fees, any fixed-rate break costs and possible lenders mortgage insurance. Approval and savings are not guaranteed.
3. Explore a longer loan term
A longer term spreads principal repayments over more years. Some lenders offer terms up to 40 years for eligible borrowers purchasing or refinancing a home.
You usually pay more total interest and build equity more slowly. Available lenders, age, retirement plans, income, property and other eligibility requirements need checking. A 40-year term is not automatically available or suitable.
4. Consider an interest-only period
For an approved period, required payments cover interest rather than reducing the principal. This can reduce initial payments compared with principal and interest, depending on the rate and terms.
The balance does not reduce from interest-only payments. The rate may be higher and later repayments can rise sharply. Switching back to interest-only, or extending it, requires lender approval and assessment.
A repayment review does not have to mean changing lenders. We start with your goal and compare suitable options from YML’s lender panel, including the trade-offs and switching costs.

Rate comparison: keeping the same term
| Scenario | Monthly repayment | Change from baseline | Total interest |
|---|
Lower repayments do not always mean lower overall costs. A longer term or interest-only period may reduce initial payments while increasing total interest compared with a principal-and-interest loan at the same rate and baseline term.
Assumptions: monthly repayments and monthly interest calculation; rates stay constant; no offset, redraw, extra repayments or future rate changes. Upfront switching costs are paid separately, not added to the loan. The same-term cost comparison includes the amount entered; the table shows interest only and excludes fees. Ongoing fee differences are not included. Break-even is a simple cash-flow estimate using the unrounded same-term monthly repayment difference, not a discounted or interest-only cost analysis. Interest-only uses the alternative rate, then principal and interest over the remaining baseline term—not the longer-term scenario. Actual lender calculations and rates can differ. Results do not assess affordability, borrowing capacity or eligibility. Rates are illustrations, not offers; a rate available for one structure may not be available for another.
Buying a home? Start with a budget you can live with
The lowest initial repayment is only part of the decision. Consider your deposit, purchase costs, regular living expenses, a buffer for unexpected costs and what happens if rates rise or your income changes.
- Compare loan structures using the same purchase budget.
- Check the costs of a longer term, including whether repayments may extend into retirement.
- Understand any interest-only period and the repayments that follow it.
- Keep room for council rates, insurance, maintenance and strata costs where applicable.
A lower illustrated repayment does not mean a lender will approve a larger loan. We can help you understand what needs assessing before you make an offer.

Already struggling to make repayments?
Contact your lender’s hardship team as soon as possible if you cannot meet a repayment or expect to fall behind. You do not need to wait for a refinance assessment. Your lender may be able to discuss a temporary repayment arrangement or other assistance.
Refinancing may not be available or suitable when repayments are unaffordable. For practical guidance and financial counselling options, see Moneysmart: problems paying your mortgage.
Your questions answered
Can I reduce repayments without refinancing?
Possibly. Ask your existing lender about a rate review, product change or repayment arrangement. Whether your required repayment changes depends on the option and your lender’s approval. Compare any new fees and conditions.
Can I refinance to a 40-year home loan?
Some lenders offer up to 40-year terms to eligible refinancers and home buyers. YML needs to check current lender availability, your circumstances and whether the longer term is suitable. Lower minimum repayments usually come with more interest over time.
Can I switch back to interest-only repayments?
You can ask, but approval is not automatic. The lender assesses the request and any limits on interest-only periods. Compare the rate, how long the period lasts and the principal-and-interest repayments afterwards.
Will a lower repayment save me money overall?
Not necessarily. A longer term can reduce monthly repayments while increasing total interest. An interest-only period also delays principal repayment. Compare total costs, fees and the time needed to repay the debt.
Can a longer term help me buy a home?
It may reduce the illustrated minimum repayment, but it does not guarantee eligibility or a larger approved loan. The lender still assesses income, expenses, debts, deposit, the property and its current lending criteria.
What should I prepare for a review?
For an existing loan, have your balance, rate, remaining term, repayment amount and any fixed-rate expiry handy. For a purchase, start with your target budget and deposit. We will explain what documents are needed and how to provide them securely.
Will submitting this enquiry affect my credit score?
This contact form asks YML to contact you; it is not a credit application. If you later choose to apply, we explain the application process and any credit enquiries involved.
