Your Best Interests
Our broker’s priority is to you, the client. We are required to place your finance needs above those of anyone else — including ourselves and our lender partners. This is our obligation under the Best Interests Duty (National Consumer Credit Protection Act 2009).
Our brokers are required to be transparent about products, your options, applicable fees and charges, and any conflicts of interest. They will communicate in plain language and act with the highest standards of integrity, ensuring the product selected meets your needs and objectives at the time of providing credit assistance.
What Is Credit Assistance?
We provide “credit assistance” when we:
- Suggest or assist you in applying for a particular loan with a particular lender; or
- Suggest or assist you in applying for an increase to an existing loan; or
- Recommend that you remain in an existing loan contract.
Preliminary Assessment (Responsible Lending)
Before providing credit assistance, we must assess whether the proposed loan is “unsuitable” for you. A loan will be unsuitable if:
- You will be unable to repay it, or can only repay with substantial hardship; or
- It does not meet your stated requirements and objectives.
We document our findings in a Preliminary Assessment, which sets out your requirements and objectives, your financial and personal situation, and your ability to repay.
You may request a copy of your Preliminary Assessment at any time within 7 years. There is no charge for this.
| When you request it | We will provide it within |
|---|---|
| Before the Credit Day (loan settlement) | As soon as possible after your request |
| Up to 2 years after the Credit Day | Within 7 business days |
| Between 2 and 7 years after the Credit Day | Within 21 business days |
Fees & Charges
Broker fee to you: $0. We do not charge our clients a broker fee for standard residential and commercial loan applications. If a fee is applicable in your specific situation, we will disclose this to you in a Credit Quote before submitting your application.
You may be required to pay other fees and charges directly to the lender or third parties (such as application fees, valuation costs, legal fees, and lender’s mortgage insurance). These will be detailed in your loan contract documentation.
How We Are Paid — Commission Disclosure
We are paid commissions by lenders through our aggregator, Connective Broker Services Pty Ltd. These commissions are not paid by you.
- Upfront commission: A percentage of the settled loan amount, paid after settlement.
- Trail commission: A monthly percentage of the outstanding loan balance, paid in arrears for the life of the loan.
Full details of commissions applicable to your loan will be included in the Summary of Requirements and Credit Proposal document we provide when credit assistance is given.
From time to time we may also receive non-monetary benefits (training, professional development, entertainment, conference attendance or gifts) from lenders or our aggregator at no cost to you. Where relevant, these will be disclosed.
Our Aggregator
We access lenders and their products through our aggregator:
ABN 77 161 731 111 | Credit Representative 437202 | ACL 389328
www.connective.com.au
Connective charges us a fee which may include a share of commission, a membership fee, and/or a monthly fee per accredited loan writer. Commissions paid by Connective’s lender panel are transparent and do not influence broker or consumer choice.
Referrals
We may receive client introductions from accountants, financial planners, real estate agents and others. Where we pay a referral fee or commission to an introducer, this will be disclosed in your Summary of Requirements and Credit Proposal document.
Our Lender Panel
We are accredited with over 20 lenders. Our top six lenders by volume over the past 12 months are: NAB, Macquarie Bank, Westpac, Connective Advance (Thinktank), Commonwealth Bank, and Bankwest. The total number of lenders with whom we settled loans in the last financial year is 11. Full lender panel details are available on request.
